US Air Force Selects Developer for Enhanced Use Leasing Project at Selfridge Air National Guard Base (SANGB)

SELFRIDGE ANGB, MICH. - The U. S. Air Force, the Air National Guard, the U.S. Army Corps of Engineers and Selfridge Air National Guard Base (SANGB) have selected Communities by Beztak L.L.C. of Farmington Hills, Mich., to transform approximately 670 acres of the base under the authority of the Air Force's Enhanced Use Leasing (EUL) program.

The project's initial conceptual features on the EUL parcels will include the development of an active-adult military retirement community, incorporating the existing 18-hole golf course which is to remain operational. Additional concepts include the construction of office and research & development (R&D) facilities and light industrial facilities.

Communities by Beztak L.L.C., together with the U.S. Air Force, Air National Guard, U.S. Army Corps of Engineers, Baltimore District (acting as the Air Force's EUL representative) and Selfridge ANGB will develop a leasing and management plan for developing and leasing the property. The plan will include concepts that are compatible with the installation's mission, goals and objectives.

The new development project will involve a long-term government lease of the land and improvements. Communities by Beztak L.L.C. will plan, design, finance, construct, and market the new facilities. In addition to providing the Air Force with fair market consideration, Communities by Beztak L.L.C. will operate and maintain the facilities.
