Janes Avenue, Buena Vista The Department of Environmental Quality (DEQ) was awarded $250,000 from the US EPA to perform site assessments at rural brownfields in Michigan. The DEQ had identified seven locations where assessment funds were needed to support proposed underground storage tank (UST) removals and cleanups related to possible releases from the tanks.  Two sites were located in Berrien County, three sites in Arenac County, one in Saginaw County, and one in Tuscola County.  The DEQ retained Gannett Fleming of Michigan, Inc. as the contractor to perform the Phase I and II Environmental Site Assessments (ESAs) and to complete final assessment reports if possible.  Phase I and Phase II assessmetns investigations began in October 2004 and were completed in 2005.  Interim and final assessment reports are available from the DEQ. The DEQ utilized Clean Michigan Initiative (CMI) funding to perform UST removals, site cleanups, and hazardous building demolitions at these sites.  The DEQ has worked with all of the communities to determine their redevelopment options for the properties.  See the February 9, 2005 article from the Center for Brownfields Initiatives.
Cozy Corners pre-demolition

 8113 Hagar Shores Road, Watervliet Township, MI 49098, Berrien County. This was formerly the Cozy Corners General Store. Facility ID 50001924. The Phase I has been completed and the USTs were removed in April 2005. The township had demolished the dangerous building in 2003. Watervliet Township is the current owner. This property is in a rural setting and may support limited redevelopment.

 8897 Red Arrow, Watervliet Township, MI 49098, Berrien County. Facility ID 50001284. The Phase I has been completed and the USTs were removed in March 2005. The township demolished the dangerous building in 2003. Watervliet Township is the current owner. This property is in an excellent location with water service, just east of Watervliet.

 2984 Janes Street, Saginaw, MI 48601, Saginaw County. This is a former gas station, Facility ID 50005094. The Phase I ESA was completed in March 2005. UST removal occured in December 2005. Buena Vista Charter Township is the current owner. Saturated soils were removed from the site, however some contaminated soils still remain. Redevelopment will likely involve the church which is located adjacent to the property.

Jugheads

 2504 W. Sanilac Road (M-46), Vassar, MI 48768, Tuscola County. This is a former gas station, Facility ID 8578. The property was purchased by a Hammig Research LLC in November of 2004 at the DNR salvage tax sale.  The owner, which performed UST removal is looking to sell the property.  LUST cleanup and restrictive closure will use CMI funds. A Phase I and II ESAs were completed in 2005. A new commercial use is likely.

 3493 Main Street Road, Sterling, MI 48659, Arenac County. This was a former corner store, Facility ID 50005126.  The Phase I ESA was completed in March 2005. USTs and building debris were removed in October of 2005. The current owner is a private individual.

Cozy Corners pre-demolition

 111 North Street, Turner, MI 48765, Arenac County. This was the former Roe Chevrolet, Facility ID 50005162. Phase I ESA was completed in March 2005.  Site investigation, including soil borings was conducted in July.  USTs and building demolition was completed in September 2005.  The current owner is the State of Michigan Land Bank.

Arnold's before

 Main Street and M-65, Twining, MI 48766, Arenac County. The former Arnold's Hardware Store. The Phase I ESA was completed in March 2005.  The building's roof had completely collapsed and the walls were falling in.  Demolition of the structure took place the week of October 4, 2005 with verification sampling after. The adjoining owners have split the property for business expansion.
